Beacon Heights is an established community located in Northeast Edmonton. One of the city’s oldest neighbourhoods, Beacon Heights was established in 1910, when it was a part of the Town of Beverly. By 1961, when the town’s population had reached 9,000 people, Beverly amalgamated with the greater City of Edmonton. The northern portion of the former town encompasses the neighbourhoods of Bergman and Beacon Heights, while Beverly Heights makes up the southern portion.

Real Estate and Homes For Sale in Beacon Heights

Single-family homes account for over 80% of residences in Beacon Heights. Three-bedroom, two-bathroom character bungalows are the most common, offering large lots and 1,000+ square feet of living space. Though half of all homes in the area were built before the 1960s, many properties come equipped with modern upgrades, including new systems and appliances, new flooring, countertops and cabinetry, upgraded bathrooms, fresh paint and more. Ultra-affordable, single-family home prices in Beacon Heights may start as low as $184,000.

Low-rise apartment-style condos make up nearly all remaining residences in Beacon Heights. Ideal for first-time buyers, two-bedroom, one-bathroom units are priced at $30,000 and up. The number of multi-family homes in Beacon Heights also makes it an attractive community for Edmonton real estate investors.

Modern infill homes are making an appearance in Beacon Heights, as many of the community’s older homes have given way to new development.

Clareview Town Centre and Londonderry Mall are a short distance to the north, while Edmonton City Centre (mall), Kingsway Mall, and the Royal Alexandra Hospital are located 15-minutes east.

Did you know? Formerly known as the Edmonton Exhibition Association, Edmonton Northlands was formed in 1879. Operating as both an agricultural society and commissioner of local events, Northlands opened the Northlands Coliseum (Rexall Place) in 1974. Unfortunately, the iconic building (and former home of the Edmonton Oilers) was closed on January 1st, 2018.

Beacon Heights is home to a centrally located park and community centre, featuring a playground, skating rinks, and a spray park. Commuting From Beacon Heights

Beacon Heights is bounded by 50th Street to the west, 122nd Street to the north, 34th Street to the east and 118th Ave to the south. The community sits a stone’s throw away from Wayne Gretzky Drive, Yellowhead Trail and the east Anthony Henday. Nearby 112th Ave also provides a convenient commute to the downtown core, which can be reached in under 15 minutes.

Beacon Heights is considered somewhat walkable, as many errands can be accomplished on foot. There is some transit in the community, with several stops and routes operating throughout the area. The Northeast Edmonton LRT system is also located 10 minutes away.
