Westwood is a Central Edmonton neighbourhood located 10-minutes north of downtown. As such, residents of this established community enjoy having some of the city’s best amenities at their doorsteps, including everything from the trendy shops, services, and restaurants of Jasper Avenue to the scenic parks and pathways of the North Saskatchewan River Valley. The land comprising Westwood was annexed by the City of Edmonton in 1910, though it remained largely undeveloped until the post-WWII housing boom. By the late 1960s, many of the community’s older single-family homes were replaced with low-maintenance apartment-style condos, thanks to the arrival of nearby NAIT campus.

Today, low-rise apartments account for nearly 70% of all real estate opportunities in Westwood. The average unit consists of two bedrooms, one bathroom and 800 square feet of living space for $150,000. Three- and four-bedroom single-family homes make up another 25% of residences within Westwood, ranging from updated character bungalows to contemporary two-story infill homes. Many detached units in the area also come equipped with income suites, large lots and mature landscaping. Westwood single-family homes may be priced anywhere from $250,000 for a quaint starter property to $550,000 for a new construction home.

Duplexes and townhomes account for all remaining home styles in Westwood. These include two- and three-bedroom models with fully finished basements, modern finishes and ample open living space.

While there are no commercial amenities in Westwood proper, the community sits within short driving distance of Kingsway Mall, the Westmount Shopping Centre and Edmonton City Centre (mall).

Locally, Westwood houses a central park and school site, featuring a playground, picnic areas, ornamental pond and spray park. This site is also shared with the Westwood Community League, which hosts various neighbourhood initiatives and events. The Grand Trunk Fitness and Leisure Centre, Borden Park, Commonwealth Stadium and the North Saskatchewan River Valley can be reached in under 10 minutes.

Did you know? Westwood is home to H.A. Gray School, one of the oldest schools in Edmonton. The red brick, Gothic-style building, first opened in 1913 but closed in the 1980s due to low enrolment. The school is now the site of Vanguard College.

10 Minutes to Downtown Edmonton

Westwood is bounded by 107th Street to the west, the Yellowhead Highway to the north, 97th Street to the east and 118th Ave to the south. 97th Street provides a streamlined commute to downtown and north Edmonton, while the Yellowhead offers convenient access to the greater capital region.

Westwood also boasts a good transit score and is situated near the Metro LRT line. The area is also considered pedestrian-friendly, as most errands can be easily accomplished on foot.

Did you know? Westwood’s Beechmount Cemetery provides an excellent buffer against the sounds of the adjoining Yellowhead Highway.
