Rossdale is a historic Edmonton neighbourhood located in Central Edmonton. Rossdale’s roots date back to the early 1800s, when the area was home to two fur trading forts and, subsequently, the start of settlement within Edmonton. Formerly referred to as Ross Flats, the community also featured several early industries (a lumber yard, coal mine, brewery, icehouse and power plant) and was a supply point for the Klondike Gold Rush. Today, Rossdale exudes a unique sense of historical charm while offering buyers a broad selection of home styles and proximity to downtown Edmonton.

Did you know? Rossdale takes its name from Donald Ross, who built Edmonton’s first hotel at the base of McDougall Hill (1876).

Real Estate and Homes For Sale in Rossdale

Rossdale has seen significant periods of redevelopment over the years. Many of the neighbourhood’s oldest houses were destroyed during a severe flood in 1915. As a result, only 10% of the area’s current homes were constructed before WWII. These periods of redevelopment also saw many of Rossdale’s older, single-family homes give way to high-density housing.

Apartment-style condos now account for over half of all residences in Rossdale, consisting of everything from high-rise luxury condos overlooking the river valley to affordable, low-rise units starting in the low 200s. Rossdale also features a small number of modern, two-story townhomes (with some developments currently under construction), beginning in the mid-500s.

Single-family homes in Rossdale are also varied. These include renovated character homes, contemporary infill properties and everything in between. Two-storey laned homes are standard in the neighbourhood, featuring an average of four bedrooms and bathrooms and 2,000+ square feet for $600,000 and up.

Parks and Recreation in Rossdale

Defined by the North Saskatchewan River to the east and south, locals can access over 160+ km of interconnected parks, trails and pathways via the river valley. Did you know? Historic Diamond Park, also located in Rossdale, was once home to the Edmonton Eskimos baseball team from 1909 to the early 1920s. The 1,500-seat stadium was demolished in the 1930s, but the original shaled-infield diamond remains.  

Rossdale Schools

While there are no schools in Rossdale proper, educational opportunities for all ages and stages can be found within the surrounding neighbourhoods. These include public, private and Catholic institutions, other non-secular options, pre-schools, daycares and more. Ideal for post-secondary students and faculty, Rossdale also sits within ten minutes of MacEwan University, NAIT and the University of Alberta.

Did you know? Strathcona High School in Edmonton’s oldest school. Initially located in the building now referred to as Old Scona Academic, the institution first opened its doors in the fall of 1908 to a mere 71 students. The school moved to its current location along Calgary Trail in 1955.

A Commuter’s Dream

Though defined by the river valley on two sides, Rossdale remains highly accessible. Nearby commuter roads, including 98th Ave and Scona Road, allow residents to reach the greater City of Edmonton, while Bellamy Road and 105th Street provide a straight shot to the downtown core.

Transit opportunities in Rossdale are considered excellent, with proximity to the Metro and Capital LRT lines. Rossdale is also pedestrian and cyclist friendly, allowing locals to accomplish most errands by foot or bike.

Did you know? Rossdale revamp plans have been approved to improve riverside and neighbourhood access through wider sidewalks, bike routes, tree-lined boulevards and additional connections to surrounding green spaces.
