The Northeast Edmonton community of Belmont encompasses all real estate located east of 40th Street, south of 137th Ave, west of Victoria Trail and north of the Kennedale Ravine. A mature neighbourhood, Belmont’s roots date back to the late 1800s when many new settlers arrived in the area. Despite being annexed by the City of Edmonton in 1961, Belmont went largely undeveloped until the 1970s, when the Clareview Outline Plan was approved. From here, the community expanded quickly and was largely complete by the decade’s end.

Duplexes are the second most common home style in Belmont. Ultra-affordable, these three-bedroom, three-bathroom units provide an affordable alternative to single-family homes in the area while offering many of the same perks. Townhomes and low-rise apartment-style condos round out all remaining real estate opportunities in the community, with three-bedroom units priced as low as $105,000.

Belmont is considered one of the most amenity-friendly neighbourhoods in Northeast Edmonton. In addition to a modest commercial complex in the community’s far northeast end, Belmont sits within walking distance of Clareview Town Centre, which includes a Walmart, Superstore, restaurants, miscellaneous big-box retailers, and more. Manning Town Centre and Londonderry Mall can also be reached in under 10-minutes.

Did you know? Belmont was once home to a popular local drive-in theatre, built in 1954. Unfortunately, like many homes and businesses in the area, the theatre was destroyed by the Edmonton tornado of 1987.

Parks and Recreation

Outdoor enthusiasts are sure to love living in Belmont. Not only does the neighbourhood include a centrally located park and playground space, but it’s also home to an active community league. A staple for residents, the South Clareview Community League hosts various family-oriented programs and events throughout the year, including hockey and swim programs, soccer and a senior’s hub. Belmont is defined by the Kennedale Ravine to the south (known for its tree-lined walking trails) and is within proximity of the North Saskatchewan River Valley and Hermitage Park.

The neighbourhood is bounded by arterial roads on two sides, including 137th Ave and Victoria Trail, and sits just a stone’s throw away from Fort Road (Wayne Gretzky Drive), Manning Drive, and the east Anthony Henday. Downtown Edmonton can be reached in less than 20 minutes via the nearby Yellowhead Highway and southbound 97th Street.

Though Belmont is considered car-dependent (most errands will require a car), the community is both bikeable and transit-friendly. Belmont is also situated 6 minutes from the Clareview LRT station and transit centre, which provides Park and Ride facilities, as well as a streamlined commute to city centre and beyond.

Did you know? Edmonton’s Capital LRT line expansion will see a 4.5 km southwards track extension from Century Park to Ellerslie Road. As a result, Belmont residents will soon have access to every corner of the city via light rail transit.
