Boasting mature trees and plenty of character, this beautifully established area overlooks William Hawrelak Park, the Royal Mayfair Golf Club and the North Saskatchewan River Valley to both the north and south.
In addition to the University of Alberta, Windsor Park also sits adjacent to Emily Murphy Park, the U of A Hospital and the countless boutique shops, services, restaurants and entertainment venues of vibrant Whyte Ave.
Community Profile
The land comprising Windsor Park was first subdivided in 1911, coinciding with the development of the University of Alberta campus. Formerly a part of the City of Strathcona (which amalgamated with the greater City of Edmonton in 1912), Windsor Park remained largely undeveloped until the 1940s and 50s, when demand for housing increased following WWII.
Despite the community’s slow start, residential development in Windsor Park was largely completed by the end of the 1960s, consisting entirely of single-family homes. To this day, the neighbourhood is comprised of over 90% detached dwellings with a small number of duplexes and multi-family residences located near 87th Avenue.
Windsor Park was named by English investors in 1910 and is said to come from either Windsor Castle or the Town of Windsor, England.
Price Range and Housing Stock
High-end single-family homes consisting of five bedrooms and three bathrooms account for most real estate opportunities in Windsor Park. Coming in various sizes and layouts, detached home styles in the area consist of everything from two-storey models equipped with over 4,000 square feet of luxury living space to renovated character bungalows boasting the latest upgrades.
Infill homes and vacant lot opportunities are also making an appearance in Windsor Park as many of the area’s older homes give way to modern construction. Windsor Park does include a few modern multi-family home options. Low-rise apartment-style condos featuring three bedrooms, two bathrooms and 1,200 square feet of living space are most common, with prices starting at $650,000.

As a result of Windsor Park’s exceptional location, home prices tend to fall well above the Edmonton average. Prices may start at a minimum of $850,000 for a 1,400 square foot bungalow and range upwards of $5M for a two-storey walk-out overlooking the river valley.

Several golf courses are also located within a short distance, as well as Kinsmen Park, the Alberta Legislature Grounds and Government House Park.
Windsor Park is also within walking distance of the University of Alberta and trendy Whyte Ave, Edmonton’s premier arts, culture and entertainment district. Locals can also easily reach the downtown core in less than 10-minutes via bordering Groat Road or the nearby LRT system.
