Edmonton Community Spotlight: Bannerman in Northeast Edmonton

Bannerman is an established neighbourhood located along the eastern fringes of Northeast Edmonton. Like many other communities situated in this end of the city, Bannerman was annexed by greater Edmonton in the early 1960s, with development occurring approximately ten years later. In addition to diverse and affordable home styles, part of Bannerman’s appeal lies within its close proximity to shops, services and popular Hermitage Park. A great neighbourhood for outdoor lovers and active families, Hermitage Park allows residents to enjoy an endless array of recreational amenities within a beautiful river valley setting.

Did you know? Bannerman takes its name from Mr. H. Bannerman, who settled in the neighbouring community of Belmont in the late 1800s. Bannerman was a local businessman and an Edmonton school board trustee.

Residential development within Bannerman first began in the early 1970s and was largely complete by the 1980s. Single-family homes are the predominant form of housing in the area, accounting for just under half of all residences. Featuring above average sized lots and below average home prices, detached homes in Bannerman typically come with three bedrooms, two bathrooms and 1,200+ square feet of living space. Bungalows and bi-levels are particularly common in the area, with prices starting in the low 300s.

Townhomes are also prevalent throughout Bannerman. Offering many of the same benefits as a single-family home at a fraction of the cost, these semi-detached properties provide an average of three bedrooms, two bathrooms, private yard spaces and, in some cases, finished basements and/or attached garages. Average townhome prices in Bannerman start in the mid-100s.

Finally, Bannerman also includes a small number of rented apartment-style condos, making the area an attractive option to Edmonton real estate investors. Most units are located in the community’s west end, within convenient walking distance to local shops.

Playing an integral role in the neighbourhood, the Bannerman Community League hosts various family-friendly events and initiatives throughout the year, including a community garden, senior’s gatherings, sports programs and more.

Additional schooling opportunities, including junior and senior high schools, non-secular options, preschools, after-school care programs and more, can be found in the surrounding communities.

Did you know? Bannerman is part of Northeast Edmonton’s greater Clareview district. The district also encompasses the communities of Belmont, Clareview Town Centre, Fraser, Hairsine, Kernohan, Kirkness and Sifton Park. 

Getting Around

Bannerman is bounded by Victoria Trail to the west, 144th Ave to the north, 20th Street to the east and 137th Ave to the south.

Though the community remains mostly car-dependent, Bannerman offers direct transit service to the Clareview Transit Centre and LRT station. From here, riders have direct access to the downtown core and south Edmonton via the city’s Capital LRT line. Several major arterial roads also define the area, including Manning Drive and Yellowhead Trail. The east Anthony Henday is also readily accessible from Bannerman, providing a streamlined commute to Sherwood Park, St. Albert, Southeast Edmonton and the surrounding areas.

Did you know? Edmonton’s ring road, the Anthony Henday, takes its name from one of the first European explorer believed to have visited the area. Plans for the Henday originally began in the 1950s, but the highway was not officially completed until October 2016.
