Community Profile
Parkview was first established at the end of the Second World War, when the demand for single-family homes in Edmonton reached an all-time high. As a result, detached residences account for almost all real estate opportunities within the community – most having been constructed between the mid-1940s and early 1960s.
Covering roughly 155 hectares of open green space, Parkview is considered one of Edmonton’s largest neighbourhoods, encompassing a vast portion of the North Saskatchewan River Valley. Featuring a modified grid street network (allowing for easy pedestrian movement), the community is also celebrated for its quiet, park-facing avenues and easy accessibility.
Aptly named, “Parkview” is defined by park space and natural beauty. A portion of the neighbourhood located east of 142nd Street was once referred to as “Valleyview” and encompassed what was then called the Buena Vista subdivision. Though smaller, starter-sized homes within the neighbourhood may start as low as $350,000, median prices begin in the mid to high $800s – with many properties entering the market above the $1 million mark. The area’s most expensive luxury homes, equipped with four bedrooms and bathrooms and 2,500 square feet, may be priced as high as $2 or $3 million.
Though single-family homes reign supreme in Parkview, the community features a minimal number of low-maintenance townhomes adjacent to the Parkview Park and playground. Nearly all residences within the neighbourhood are owner-occupied.
