The Southwest Edmonton community of Bearspaw encompasses all real estate located east of Blackmud Creek, south of Keheewin, west of Calgary Trail and north of the Anthony Henday. Located in Edmonton’s greater Kaskitayo area, Bearspaw is a nature-friendly neighbourhood boasting scenic ravine views, ample parks and open green spaces and convenient access to popular south Edmonton amenities. Did you know? As with all communities located within Southwest Edmonton’s Kaskitayo area, Bearspaw was named after an esteemed Aboriginal leader. Chief Masgwasshisd (Bear’s Paw) was leader of the Stoney Band and signed Band Treat Number 7 at Blackfoot Crossing in 1877.

Bearspaw was first established in the early 1970s, with most residential development occurring throughout the 1980s. Single-family homes account for roughly 75% of all residences within the neighbourhood, which was largely complete by 1990.

Detached homes featuring four bedrooms, four bathrooms and 2,200 square feet of living space are standard in Bearspaw. With an average price tag of $500,000, Bearspaw offers Edmonton buyers more bang for their buck in terms of square footage for an affordable asking price. Though older, these homes are anything but outdated and are often renovated to include the latest features and finishes such as new systems and appliances, upgraded kitchens and bathrooms, modern flooring, finished basements, well-maintained landscaping and more.

Though single-family homes reign supreme in Bearspaw, a small number of attached and semi-detached homes can be found throughout the neighbourhood. These include everything from fully renovated townhomes starting in the low 200s to high-end adult-only bungalows priced at $280,000 and up.

Commuting

Though Bearspaw maintains a quiet, semi-secluded atmosphere, the area remains surrounded by arterial roadways. Adjoining Calgary Trail and Gateway Boulevard offer a streamlined commute to both Downtown Edmonton and the Edmonton International Airport. At the same time, nearby 111th Street provides convenient access to 23rd Ave, the south Anthony Henday and Ellerslie Road.

While Bearspaw is mostly car-dependent, the neighbourhood maintains a good transit score, with several stops and routes operating throughout the area.

Did you know? Edmonton’s Capital LRT line expansion will see LRT service extended from Century Park to Desrochers. With a stop planned for the nearby community of Twin Brooks, Bearspaw residents will be afforded convenient LRT access to the greater City of Edmonton.
