7 Simple Tips For Selling Your Home This Spring
March 18, 2022 7:00 amAre you thinking of putting your Edmonton home on the market this spring? Sell your home quickly and for the most money possible with our top spring selling tips!
1. Ramp Up Curb Your Appeal
Make your home stand out to potential buyers by boosting your property’s curb appeal. In addition to regular outdoor maintenance (i.e., mowing the lawn, removing debris, trimming trees and shrubs, weeding flower beds, etc.), we recommend the following:
Improve Your Lawn – Address any bare or patchy spots with seeding and watering.
Pressure Wash Your Home’s Exterior – Siding, sidewalks, driveway, windows, porch/deck, etc.
Clean Your Gutters – Remove any leaves, dirt and debris from gutters, taking care to scrub them both inside and out.
Fix It Up – Address minor repairs such as chipped paint, ripped screens, damaged gutters and/or downspouts, and burned-out exterior lights.
Add New Hardware – Give your home a mini face-lift by installing new house numbers, a new mailbox or light fixture. You may also consider replacing your front door’s hardware for a refreshed look.
2. Take Care of Repairs
Position yourself to sell your home quickly and for top dollar by tackling problems ahead of time. Red-flag items such as a cracked foundation, leaky roof or outdated furnace are sure to be noticed by buyers, so be sure to fix these items before putting your home on the market. If you’re unsure where to start, a comprehensive pre-sale home inspection will put you on the right track.
3. Invest in ROI Boosting Upgrades
Improving your home’s resale value doesn’t have to be a big undertaking. One of the best ways to get the most money out of your property is by focusing on renovations best known to deliver the most bang for your buck:
1. Kitchen Renovation and/or Update (ROI = 75-100%)
2. Bathroom Renovation and/or Update (ROI = 75-100%)
3. Interior and Exterior Painting (ROI = 75-100%)

4. De-Personalize and Declutter
Household clutter and personal mementoes can make it hard for others to picture themselves living in your home. Take the “you” out of your home by first decluttering your space and then de-personalizing. Some of our top tips include:
- Removing excess items from countertops and surfaces – Items such as mail and paperwork, random appliances, toiletries, etc.
- Cleaning and organizing closets and drawers (buyers WILL look) while removing unnecessary/unwanted or seldomly used items.
- Stowing away any pet-related items.
- Decluttering children’s toys (this may be a good opportunity to invest in a few stylish storage options).
- Removing family photos, personal keepsakes, memorabilia and collections.
- Clearing your fridge of personal reminders, magnets, photos, and other bric-a-brac.

5. Do a Deep Clean
Cleaning is one of the single most important steps you can take when listing your home on the Edmonton market. From light fixtures to baseboards, you’ll want to scour everything in your home until it shines, including:
- Interior windows
- Drapery and window coverings
- Dust and wipe every cabinet, shelf and drawer
- Tile grout
- Inside and behind appliances
- Carpeting (steam clean)
- Ceiling fans
- Door and window tracks
- Switchplates
- Doorknobs and hardware
- Etc.
Pro Tip: Avoid cleaning overwhelm by working from room to room.

6. Employ Simple Staging
According to experts, even the smallest home staging efforts can make a huge difference when it comes to number of offers received. Not only will a little staging enhance your home’s appeal among buyers, but it will also serve to make a lasting impression (don’t worry, your Edmonton REALTOR® can help you with this):
Eliminate Odours – Pets, food, and waste can lead to lingering smells within your home. Rid your space of unpleasant odours by first cleaning and then employing a few subtle air fresheners, room sprays or diffusers.
Patch and Paint – This should include painting over any brightly coloured feature walls with neutral shades such as light greys, beiges and whites.
Add a few pops of colour and/or spring accents – Fresh cut flowers, soft spring coloured throw pillows, blankets and other accents.
Lighten Things Up – Make your home look bigger, brighter and more inviting by making use of natural light. We also recommend turning on all the lights (including lamps and closet lights) during home showings.
Reorganize and Remove Furniture – Like clutter, too much furniture can take away from your living space. Take care to remove any extra or oversized pieces while re-arranging what’s left to make the room look as large as possible.
7. Request a FREE Home Evaluation
Find out what your home is truly worth with the help of a free home evaluation. During this process, an experienced Edmonton REALTOR® will assess your home based on location and condition to determine what buyers will be willing to pay for your property within a 30-to-90-day period (aka based on current market conditions). We strongly suggest getting a free market evaluation for the following reasons:
a) Price Your Home Correctly the FIRST Time – Attract buyer attention and avoid unnecessary time on the market.
