Balwin is an established neighbourhood located in Northeast Edmonton’s greater Londonderry district. Formerly a part of the original Village of North Edmonton, Balwin’s roots date back to the late 1800s when the area was known as “Packingtown.” Balwin is home to commercial and school facilities, ample park space, and a broad selection of affordable home styles.

Bounded by both Fort Road and Yellowhead Trail, residents of this easily accessible neighbourhood also enjoy having convenient access to Downtown Edmonton (situated less than 15 minutes drive to the south) as well as countless North Edmonton amenities.

Did you know? In the early 20th century, the community was known as “Packingtown” due to a meatpacking plant established along Fort Road. Meatpacking was a major industrial employer in the area until the 1980s.

Commuting From Northeast Edmonton

Balwin is defined by 82nd Street to the west, 132nd Ave to the north, 66th Street to the east and 127th Ave to the south. Nearby Yellowhead Trail provides residents with streamlined access to the east Anthony Henday, Highway 16 and Sherwood Park, while adjoining Fort Road (Wayne Gretzky Drive) allows for a convenient commute to north and south Edmonton. The downtown core can also be reached in less than 15-minutes via 82nd Street and nearby 97th Street.

Situated within walking distance of the Belvedere LRT Station (Capital Line), Balwin also boasts a relatively good transit score. Numerous bus stops define the area, with several routes providing direct access to city centre.

Did you know? Edmonton’s Capital LRT line expansion will see a 4.5 km southwards track extension from Century Park to Ellerslie Road. As a result, Balwin residents will soon have access to every corner of the city via light rail transit.
