Elmwood Park is a mature community located in historic Central Edmonton. First established in the early 1940s to cater to returning WWII veterans, development within the neighbourhood continued well into the 1970s. Situated along Fort Road and the Yellowhead Highway, Elmwood Park is a highly accessible community, defined by mature, tree-lined streets, proximity to amenities (including those of vibrant downtown Edmonton) and affordable home styles.

Did you know? Elmwood Park was formerly known as Grierson Estate (named after Edward “Del” Delgare Grierson, an Edmonton city councillor 1860 -1922). The name was changed to Elmwood Park in 1945 as a nod to the many Elm trees planted by veterans along the boulevards.

Real Estate and Homes For Sale in Elmwood Park

Single-family homes are the predominant home style in Elmwood Park, accounting for just over half of all real estate opportunities. Featuring an average of four bedrooms and three bathrooms, detached home styles within the community are also highly diverse and include everything from pre and post-war bungalows to two-storey splits. Though older, many properties have been renovated to include the latest features and finishes, such as energy-efficient appliances and systems, upgraded countertops, cabinetry flooring and more. Average single-family home prices in Elmwood Park start in the high 200s.

While detached models reign supreme in Elmwood Park, apartment-style condos account for nearly 40% of residences in the area. Extremely affordable, upgraded two-bedroom, one-bathroom units may sell for $80,000 or less, many of which feature an average of 700+ square feet.

Elmwood Park also includes various well-priced multi-family buildings for sale, making it a popular choice among savvy Edmonton real estate investors. In addition, many of the neighbourhood’s older homes have been converted into fully finished, legal up and down duplexes.

While there are no schools located within Elmwood Park proper, school-aged children benefit from having several options within walking distance. These include both a public and Catholic elementary school, as well as a K-9 Catholic school. Senior high schools may also be found a short distance away in the surrounding neighbourhoods. Situated less than 10 minutes east of NAIT campus and 5 minutes north of Concordia University, Elmwood Park is also a popular choice among post-secondary students and faculty.

Elmwood Park is bounded by 82nd Street to the west, Yellowhead Trail to the north, Fort Road to the east and 122nd Ave to the south. Defined my arterial roads in almost every direction, residents benefit from a streamlined commute to north Edmonton, south Edmonton, city centre and the greater capital region. The community also boasts an above-average transit score, thanks to its proximity to the Coliseum LRT Station (Capital Line) and transit center. Several bus routes are also in operation throughout the area.

Did you know? Edmonton’s Capital LRT line expansion will see a 4.5 km southwards track extension from Century Park to Ellerslie Road. As a result, Elmwood Park residents will soon have access to every corner of the city via light rail transit.
