First established in the early 2000s, Magrath Heights encompasses all real estate located east of Rabbit Hill Road, south of 23rd Ave, west of the ravine and north of the neighbouring community of MacTaggart.

Community Profile
Though initially intended to be part of the greater Terwillegar Heights Servicing Concept Design Brief, Magrath Heights was adopted as an independent neighbourhood in 2003. As a result, all homes located within the Magrath Heights Area Structure Plan are considered very new, many having been constructed within the last few years.
Low-density, single-family homes and semi-attached homes (duplexes) account for roughly half of all residences within Magrath Heights. Medium-density dwellings, including modern apartment-style condos and townhomes, can be found along the community’s outskirts.
Magrath was developed with outdoor recreation in mind, featuring an extensive network of landscaped walking and cycling paths, a stormwater pond and treed pocket parks. The adjoining Whitemud Creek Ravine elevates Magrath Heights’ quiet atmosphere, outdoor-friendly appeal and overall desirability among home buyers.
Magrath Heights takes its name from W.J. Magrath, best known for his construction of the Magrath Mansion – a historical Edmonton landmark located in Northeast Edmonton’s Highlands neighbourhood. A luxury homeowner himself, Magrath was a real estate dealer who built the mansion as a tribute to his success in Edmonton’s pre-WWI building boom.
Price Range and Housing Stock
At less than 20 years old, most homes within the Magrath Heights area are considered relatively modern. Single-family homes account for most residences in the area, with emphasis on two-story, front-attached properties and luxury homes. Most detached homes in Magrath Heights feature four or more bedrooms and bathrooms and an average of 2,000+ square feet of living space – some starting as low as $550,000.
Overall, average detached prices tend to start in the low 800s, though multi-million-dollar homes are also common to the area*. These include luxury ravine-side bungalows, 3,500+ square foot net-zero homes, bespoke triple-attached models and more.
Single-family dwellings aren’t the only luxury properties defining Magrath Heights, however. The community is also well-known for its attached and semi-detached homes and apartment-style condos.
Half Duplexes – From three-bedroom, two-bathroom units starting in the high 200s to brand-new upscale duplexes priced at $700,000 and up, Magrath Heights features a large selection of semi-detached homes varying in size, style and price point.
Apartment-Style Condos and Townhomes – Although less common to Magrath Heights, apartment-style condos and townhomes (including the neighbourhood’s famed net-zero townhomes) account for approximately 20% of real estate opportunities within the area. Low-maintenance and amenity-friendly, one-bedroom, one-bathroom apartments typically start at $200,000, while larger two-to-three-bedroom townhomes begin in the low 300s.
Overall, Magrath Heights homes are considered some of the largest in Southwest Edmonton, selling well above the Edmonton average.

As mentioned above, Magrath Heights is also characterized by abundant open green spaces. These include the area’s many pocket parks, pathways and stormwater ponds, as well as the Whitemud Creek Ravine, several popular nature sanctuaries and the beautiful Twin Brooks District and Nature Park.
While there are no schools located in Magrath Heights proper, residents may choose from countless educational opportunities within the surrounding areas.
Magrath Heights Designated Public Schools: Nellie Carlson Elementary and Junior High School, and Lillian Osborne Senior High School.
Magrath Heights Designated Catholic Schools: Monsignor William Irwin Elementary School, Archbishop Joseph MacNeil Junior High School, and Mother Margaret Mary Senior High School.
