About Leduc
Part of Edmonton’s greater capital region, Leduc is a thriving central Alberta city with roots dating back to the late 1800s. Leduc’s humble beginnings can be traced back to Canadian pioneer Robert Taylor Telford, who settled near the scenic lake that would later become his namesake. As the settlement gradually grew, the area became informally known as Telford until, in 1890, the community was renamed after Father Hippolyte Leduc.
Leduc’s population quickly grew, shifting from village to town status by 1906. Finally, Leduc was recognized as a city in 1983, over which time the municipality expanded rapidly due to the unearthing of several oil reserves. This discovery was said to be “the beginning of a massive economic revolution for Leduc and Alberta,” where Alberta shifted from a predominantly agricultural/rural province to a major contender in the oil and gas industry.
Today, Leduc is a flourishing city of over 30,000. Situated just moments away from the Edmonton International Airport and along Alberta’s premier Queen Elizabeth Highway (QE2), Leduc has become Alberta’s unofficial epicentre for economic connection on a global scale.

First-time buyers, downsizers and real estate investors tend to favour Leduc’s apartment-style condos and townhomes because of their low maintenance and affordability. Available in many neighbourhoods throughout the city, Leduc condo models include everything from brand new townhomes starting in the low 200s to upgraded two-bedroom walk-ups priced in the mid 100s.
Roomy Duplexes
Duplexes offer many of the same benefits of a single-family home (garages, private yard spaces, multiple beds and baths, etc.) at a fraction of the cost. These spacious family-friendly units are especially popular in Leduc’s new and developing communities, including Southfork, West Haven and Robinson.
Leduc duplexes feature an average of three bedrooms, three bathrooms and 1,500+ square feet of living space. Prices can range between $250,000 for a cozy detached model to $500,000 for a newly constructed model featuring high-end upgrades and a fully finished basement.

Leduc Neighbourhoods
Leduc is divided into 19 residential neighbourhoods and several industrial parks, business parks and commercial districts:
Alexandra Park
Located in the heart of the city, Alexandra Park is an established community featuring a 12-acre community park (complete with outdoor pool and spray park), two schools and the Leduc Community Hospital. Located directly south of Leduc’s Central Business District, the neighbourhood is also highly walkable, with countless amenities easily accessible by foot. Popular home styles in the area include quaint bungalows and affordable, low-rise apartment-style condos.
Black Stone
Black Stone is a newly developing community situated in southwest Leduc. Located within a short distance of Highway II and Grant MacEwan Boulevard, residents of this emerging neighbourhood enjoy convenient access to schools, shopping, retail, and recreational amenities (including the nearby Leduc Golf and Country Club). Those interested in calling Black Stone home will have their choice of new single-family homes, duplexes and townhomes, many of which back on to the local and stormwater pond.
Bridgeport
Four-bedroom, four-bathroom single-family homes reign supreme in Bridgeport – most of which come accompanied by convenient front-attached garages, roomy master suites and 1,500 square feet of living space. Bridgeport also features the exclusive Ravine Villas adult condo community, located in the neighbourhood’s far south. Extremely amenity-friendly, the area sits adjacent to popular Leduc Common and is home to ample park space, a central playground and walking paths.
Caledonia
Caledonia is a southeast Leduc community defined by 50th Street to the west and Rollyview Road to the north. Single-family homes are the predominant home style in the area, ranging in size, style and price point. Older, updated homes can be found to the neighbourhood’s far north and range from split-level properties to bungalows. Though many of these homes were constructed during the 1970s, they are anything but outdated, often featuring an assortment upgrades. Average home prices within Caledonia start at an affordable $300,000.
Corinthia Park
An all-in-one neighbourhood, Corinthia Park is known for its family-friendly amenities and well-priced detached homes. In addition to two local schools, an athletic park and plenty of green space, the community sits adjacent to the Leduc Community Hospital and several commercial amenities. Single-family dwellings, including bungalows, split-levels and two-story homes are most common in Corinthia Park. However, a small number of duplexes, townhomes and apartment-style condos can be found in the neighbourhood’s far east end.
Deer Valley
Deer Valley is a newly established neighbourhood currently under development in the city’s western suburbs. Featuring a diverse array of new home styles, Deer Valley offers everything from front attached models and rear laned homes to expertly designed townhomes, duplexes and trendy low-rise apartments. Deer Valley sits just moments away from Leduc Common and also features a modest commercial development complete with daycare, medical clinic, coffee shop and more.
Lakeside Estates
Aptly named, the community of Lakeside Estates sits centred around a large community lake and park site. Front attached single-family homes constructed during the 1990s and 2000s account for most real estate opportunities in the area, except for two attached-bungalow complexes exclusive to residents 55+. In addition to two local schools, a playground, hockey rink and sports field, Lakeside Estates is located moments away from popular amenities, including the Leduc Golf and Country Club, Leduc Common and the local hospital.
Leduc Estates
An outdoor lover’s delight! Leduc Estates is a nature-friendly neighbourhood consisting of three parks, a disc golf course and massive freshwater reservoir. Whether it’s taking a stroll along the community’s many scenic walking paths or heading to Fred Johns Park for some fishing, playground time and/or a family picnic, recreational amenities within Leduc Estates are abundant. One-storey ranch-style homes and bungalows are most common to the area, followed by a smaller number of two-storey front attached homes. A modest collective of townhomes is also situated in Leduc Estates’ far southwest corner.
Linsford Park
Linsford Park is a mature central Leduc community boasting a broad range of home styles. These include single-family homes followed by a healthy number of affordable one- and two-bedroom condos and two-storey townhomes. Detached bungalows and ranch-style models account for most single-family homes in Linsford Park, many of which have been upgraded to include the latest features and finishes. Amenities include a central school and park site and close proximity to Alexandra Park and Leduc’s Central Business District.
Meadowview Park
Meadowview Park is a newly established neighbourhood tucked away in quiet southern Leduc. Though development is still ongoing, the community already houses a vast selection of front-attached, rear-laned, duplex and executive-style homes. Fun for families, Meadowview Park features a unique Dinosaur Park and playground, multi-use trails and several landscaped green spaces. Other convenient amenities include the Leduc Recreation Centre, several schools and easy access to the QE2 highway.
Robinson
Robinson is yet another up-and-coming Leduc community, currently in high demand due to its assortment of new construction homes. Situated along the southeast end of the city, Robinson promises quality and value for first-time and move-up buyers on the hunt for a front-attached model, laned home or duplex. Home to a local tobogganing hill, community rink, playground, pond and walking trails, Robinson offers residents plenty of opportunities to enjoy the great outdoors. Additional amenities including schools, shops and services can be found just a short distance away.
South Park
Homebuyers seeking an affordable single-family home in an established community need look no further than South Park. Bungalows, split-levels and ranch-style dwellings constructed during the 1970s and 80s make up the majority of home styles in the area (featuring an average of three bedrooms, three bathrooms and plenty of room to move around). Contemporary upgrades are also standard and include everything from new countertops and flooring to updated bathrooms and appliances. South Park is also celebrated for its popular amenities such as the Leduc Recreation Centre, several parks, a local school and proximity to shops and services.
South Telford
One of Leduc’s oldest communities, South Telford sits quietly tucked away along the west banks of Telford Lake. Characterized by mature tree-lined streets and plenty of charm, home styles in this quaint community consist of affordable character bungalows equipped with modern upgrades. Over the years, however, many of the area’s older homes have given way to new infill opportunities. Apartment-style condos and duplexes can also be found in the community’s far south end; some targeted explicitly towards downsizers and 55+ living.
Last but not least, South Telford offers residents no shortage of outdoor amenities, such as Telford Park, the Leduc Boat Club, William F. Lede Park, Trans Canada Trail and much more.
Southfork
A blossoming new community located in deep south Leduc, Southfork offers residents a small-town feel while providing convenient access to city-specific amenities. Developed with families in mind, Southfork includes an extensive range of expertly crafted home styles, such as townhomes, duplexes, laned models and luxury estate homes. Local amenities include a new K-8 Catholic school, several kilometres of multi-use trails, a landscaped pond, three playgrounds and more. In addition, the community’s proximity to both Hwy 2 and Hwy 2A make it easy to access the greater City of Leduc and Edmonton.
Suntree
Defined by rural farmland to the west, Grant MacEwan Drive to the east and 38th Ave to the south, Suntree is a semi-secluded community offering a peaceful, prairie atmosphere. Located along the western borders of Leduc, Suntree sits within proximity of the Leduc Golf and Country Club, the Leduc Reservoir and the QE2. Consisting almost entirely of affordable manufactured homes and spacious two-storey models, Suntree is ideal for first-time buyers, growing families, move-up buyers and anyone else in search of a detached home.
Tribute
Tribute is an oddly shaped neighbourhood set in southern Leduc, bordered by Hwy 2A to the west. A relatively new addition to the city, the community was first established in the 1990s, with development continuing into the 2010s. Single-family residences, including front-attached models and eye-catching laned homes, account for most real estate opportunities, except for several duplexes located in the west end. Prices for the average three-bedroom, three-bathroom home in Tribute start in the low 300s but can range upwards of $400,000 depending on size and style.
West Haven
West Haven offers Leduc home buyers a comprehensive selection of stylish homes spanning from newly constructed apartment-style condos and townhomes to attractive laned homes and front-attached properties. One of Leduc’s more affluent communities, West Haven home prices start in the low 200s for a two-bedroom condo, reaching upwards of $700,000 for a high-end single-family model. Defined by 50th Ave to the north, residents of West Haven enjoy having convenient access to Leduc Common and the QE2, as well as a public K-9 school, stormwater ponds, walking trails and plenty of park space.
Willow Park
Willow Park is an amenity-friendly neighbourhood known for its manufactured homes, townhomes, affordable low-rise apartments and centrally located single-family residences. First established during the 1970s and 80s, many homes in the area have been fully renovated to include the latest finishes and features such as new systems and appliances, finished basements, new flooring, cabinetry and countertops, etc. Situated on the north side of Leduc, Willow Park is home to ample green space and a local school. In addition, the community sits surrounded by countless shops and services such as grocers, coffee shops, banking institutions, restaurants and more.
Windrose
Golf course living at its finest! Windrose is an affluent community overlooking Leduc’s premier Golf and Country Club. A newer neighbourhood, Windrose is comprised almost exclusively of move-up single-family homes, featuring four bedrooms, three bathrooms and high-end finishes. Average home prices in the community start at approximately $500,000 and up, though the area does feature a small number of affordable new townhomes. Local amenities include a centrally located park and playground, walking paths and a scenic stormwater pond. Schools, shops and services sit just a short distance away in the surrounding neighbourhoods.
Commercial, Business and Industrial Parks
Leduc real estate also consists of many mixed-use industrial, business, and commercial districts. These districts offer ample commercial and retail amenities to residents in the surrounding communities, as well as business and industrial opportunities to all of Alberta.
