About Fort Saskatchewan

Fort Saskatchewan is a historical city located 25 km (15 minutes) northeast of Edmonton. A small yet rapidly growing metropolis of 27,000 people, Fort Saskatchewan’s roots date back to 1875 when the North-West Mounted Police established a post along the banks of the North Saskatchewan River. Soon after, the fort was declared an essential northern police garrison, at which time it was renamed Fort Saskatchewan.

Fort Saskatchewan was first incorporated as a town in 1904, which it remained until after the Second World War. Residential development began to take shape in the 1950s, with the arrival of a multi-million-dollar nickel refinery, along with other industries cropping up in the area, saw the town’s population more than double.

Incredibly diverse, condo choices in the area range from one-bedroom low-rise apartments starting under $70,000 to new three-bedroom townhomes with 1,400 + square feet for $330,000.

Spacious Duplexes 

Offering an average of three bedrooms, three bathrooms and, in some cases, over 1,500 square feet of family-friendly living space, duplexes provide many of the same benefits as detached, single-family homes for a fraction of the cost. Fort Saskatchewan Neighbourhoods 

Fort Saskatchewan is divided into seven residential neighbourhoods and two industrial parks:

Bridgeview

Bridgeview is an outdoor-friendly neighbourhood defined by the North Saskatchewan River to the west, downtown Fort Saskatchewan to the northeast and 99th Ave to the east. Of all neighbourhoods in the area, Bridgeview offers more park space than residential development, with over half the community attributed to Fort Centre Park.

Bridgeview consists predominantly of single-family homes built during the 1990s and early 2000s. Most homes in the area feature three bedrooms and bathrooms spread over 1,200+ square feet for $350,000. Since their construction, many properties in Bridgeview have been upgraded to include ultra-modern features and finishes, including contemporary flooring, new appliances, countertops and cabinetry. Mature landscaping and finished basements are also common among Bridgeview homes.

A small number of apartment-style condos, townhomes and duplexes can also be found in Bridgeview, many of which offer immaculate views of the adjoining river.  

As mentioned above, Bridgeview is known for its vast amounts of open green space – including the 40+ hectare regional Fort Centre Park. But that’s not all. Walking trails and bike paths also define the area, in addition to Legacy Park, Jarvis Park and Peter Ream Park.

Other Bridgeview amenities include several commercial areas, particularly along 99th Ave, featuring a variety of shops and services (grocers, banking institutions, miscellaneous services and more). Various schools can be found in the surrounding communities of Sherridon and Pineview.

Clover Park

Situated along the city’s eastern outskirts, Clover Park is a semi-rural community, offering expansive prairie views and plenty of room to grow. Though partly secluded, Clover Park sits directly south of the Eastgate Business Park – making it the ideal neighbourhood for those working among the city’s many thriving industries. Clover Park is also located within a short distance of many popular Fort Saskatchewan amenities, including a central shopping district.

Extremely low-density, Clover Park consists entirely of farm and acreage-style properties. Home styles in the area differ in size and price, ranging from renovated, single-family bungalows to expansive two-story homes offering ample square footage. However, homeowners living in this highly sought-after community are often reluctant to sell. As a result, real estate opportunities are less common than in other Fort Saskatchewan neighbourhoods. Average prices in Clover Park vary according to lot size, home size and included amenities (i.e. heated shops, barns, outbuildings etc.).

While there are no commercial amenities located within Clover Park, the community sits less than 5-minutes’ drive from the Cornerstone Power Centre and the SouthPointe Shopping Centre. Both shopping districts feature a wealth of retailers and services, including grocers, a Wal-Mart, restaurants and more. Additional amenities, such as schools and recreation venues (i.e. the Jubilee Recreation Centre and Fort Golf Course), are also easily accessible.

Downtown

As the city’s oldest community, Downtown Fort Saskatchewan is known for its mature trees, established amenities and vibrant atmosphere. Defined by the North Saskatchewan River Valley to the northwest, Ross Creek to the northeast, Hwy 15 to the southeast and 101st Street to the southwest, Downtown sits neatly tucked between the city’s industrial areas and remaining residential neighbourhoods.

No surprise, Downtown features many older, single-family homes, including everything from two-and-a-half-story homes built at the turn of the century to cozy post-war bungalows. Equipped with large lots and plenty of character, most homes have been updated to include modern systems, appliances and features. Also included are an average of three bedrooms, two bathrooms and 1,000 square feet for under $250,000.

Surrounded by green spaces, Downtown residents enjoy having convenient access to riverside parks walking trails and picnic areas. The community also houses several boutique shops and services, ranging from restaurants to retailers, particularly along 100th Ave. Ideal for growing families, several schools can also be found within Downtown’s southeastern end, including a high school, preschool and a public elementary.

Pineview

Pineview represents one of Fort Saskatchewan’s largest residential neighbourhoods, accounting for many of the city’s real estate opportunities. Home to countless amenities, affordable homes and plenty of outdoor green space, Pineview is an all-in-one community well-suited to home buyers of every taste and budget.

Single-family homes account for most residences within Pineview, many having been constructed between the 1960s and 80s. Styles consist of everything from four-bedroom, three-bathroom bi-levels and four-level splits to spacious bungalows and two-storey homes. Average single-family prices in the area start at around $350,000.

For home buyers on the hunt for something a little more affordable and a little less maintenance,  a number of townhome developments are located in Pineview’s upper southwest corner. Priced in the high 100s, these family-friendly units are situated within a short distance of parks, shops and schools and include approx. three bedrooms and two bathrooms.

Defined by Veterans Way (Hwy 21) to the east, Pineview sits adjacent to various shops, services, restaurants and more as provided by SouthPointe Shopping Centre and Cornerstone Power Centre. Several schools, including both public and private options, can also be found throughout the neighbourhood, in addition to parks, playgrounds, outdoor rinks and more.

Sherridon

Sherridon is a smaller Fort Saskatchewan neighbourhood bounded by 99th Ave to the northwest, 101st Street to the northeast, 89th Ave to the southeast and Hwy 15 to the southwest. An older community with a broad mix of home styles, Sherridon offers a near-even divide between residential development and recreational amenities.

Though single-family homes are the predominant home style within Sherridon, the community also includes a significant number of newer apartment-style condos. Detached bungalows, two-story and split-level homes constructed during the 1950s, 60s and 70s are most common to the area, many featuring recent renovations and upgrades.

Sherridon’s multi-family units are concentrated along the outer edges of the neighbourhood, many constructed within the last ten years. Developments in the area include modest two-bedroom units starting in the mid 100s to expansive loft-style condos offering over 1,700 square feet of living space for $350,000 and up.

The ideal community for those who love to get out and get active, Sherridon is defined by walking trails and open green spaces. Several of Fort Saskatchewan’s most popular recreational amenities can also be found within the community, including the Jubilee Recreation Centre, Jubilee Park, Harbour Pool and a local skate park. Sherridon also features several sports fields and playgrounds, as provided by the area’s many schools.

Southfort

Still under development, Southfort is a newer Fort Saskatchewan neighbourhood located in the city’s far southeast corner. With construction still underway in many parts of the community, Southfort is a prime choice among buyers in search of a brand new or recently constructed home.

Though single-family homes reign supreme in Southfort, the area offers a wide variety of home styles, including modern duplexes, townhomes and apartment-style condos. Detached properties range from homes still under construction to previously owned homes built within the last few years.

Standard features to expect from a Southfort home include brightly lit open floor plans, contemporary flooring, countertops and cabinetry, generously sized master suites and more. Average prices in the community range from less than $100,000 for a one-bedroom, one-bathroom apartment to $650,000 for a brand new 2,400+ square foot single-family home.

Southfort houses a number of commercial amenities, including coffee shops, restaurants, big-box retailers and more. Fort Saskatchewan Community Hospital is also situated just a short distance away, along with the Cornerstone Power Centre. In addition, several parks and recreational facilities (including the Dow Centennial Centre) are located within the neighbourhood, as well as two schools.

Westpark

Westpark is yet another one of Fort Saskatchewan’s newer communities, still undergoing residential construction. Nestled alongside the North Saskatchewan River, this picturesque community offers beautiful river views highlighted by parks, pathways and plenty of room to run and play.  

Though development of this popular neighbourhood first began in the early 90s, Westpark continues to expand, adding new homes of all sizes and styles. Two-story, single-family properties are the predominant home style within the community, with an emphasis on convenient front-attached models. A popular choice among buyers searching for a brand-new home (or looking to build their dream home from the ground up), Westpark homes are celebrated for their expertly crafted construction and design.

Contemporary apartment-style condos and duplexes are also typical to Westpark, with prices starting in the low 100s for a one-bedroom apartment to $350,000 for a newly constructed semi-detached home.

Westpark offers no shortage of natural amenities, including a wetland conservation area, a community fishpond, interpretive forest, off-leash dog area and several parks. A convenient commercial district is also located in the neighbourhood’s far southeast corner, featuring restaurants and services, grocers and more.

Industrial Parks

Fort Saskatchewan real estate also consists of two mixed-use industrial districts. Not only do these districts offer ample commercial and retail amenities to residents in the surrounding communities, but they also provide a range of affordable commercial real estate opportunities for business owners. They include:
