Tucked away along the banks of the North Saskatchewan River Valley, Beverly Heights is an established Northeast Edmonton neighbourhood whose history dates back to the late 1800s. Formerly a standalone town known for its lucrative coal mining operations, Beverly didn’t amalgamate with the greater City of Edmonton until the early 1960s. To this day, this mature community maintains a quiet and independent vibe reminiscent of its small-town roots. Quaint, outdoor-friendly, and brimming with convenient amenities, Beverly Heights is a popular choice among first-time buyers, growing families, and anyone searching for an affordable single-family home.

Did you know? First established as a village (prior to becoming a town in 1914), the Village of Beverly took its name from the larger Town of Beverly, located in Yorkshire, England.

Three- and four-bedroom single-family homes account for the majority of residences within Beverly Heights. Most detached homes in the area were built during the 1950s, accounting for the community’s many older character bungalows. Featuring large lots and plenty of modern upgrades, these post-war homes are anything but outdated and are considered very affordable, with prices starting in mid 200s.

Rented apartment-style condos account for nearly all remaining home styles within Beverly Heights, except for a few infill townhomes and duplexes. As such, Beverly Heights is becoming an increasingly attractive option among first-time buyers and working professionals looking to stick close to the downtown core (located just 15 minutes away). The community is also popular among Edmonton real estate investors looking to take advantage of the area’s low home prices and great location.

Did you know? Beverly Heights is home to Alberta’s oldest cenotaph (1920). Built to honour the men who served and died in WWI, the Beverly Memorial Cenotaph has served the Edmonton community and military every November 11th for the last 100 years.

Getting Where You Need to Go 

Beverly Heights is defined by 50th Street to the west, 118th Ave to the north, 34th and 36th Street to the east and Ada Boulevard to the south. Though flanked by major thoroughfares to the west and north, Beverly Heights maintains a peaceful, semi-secluded feel thanks to the bordering river valley. Additional commuter routes such as Wayne Gretzky Drive, Yellowhead Trail and 112th Ave provide convenient access to the greater City of Edmonton and surrounding areas (including Northeast Edmonton, the east Anthony Henday, Sherwood Park and city centre).

Numerous transit stops can be found throughout Beverly Heights (particularly along 118th Ave), which is also located near the Northeast Edmonton LRT corridor.

Did you know? Ada Boulevard takes its name from Ada Therese Magrath, wife of William J, Magrath who built and resided in the city’s famed Magrath Mansion, est. 1912. The mansion just recently sold to a private buyer for $5.25 million.
