Edmonton Community Spotlight: Bellevue in Northeast Central Edmonton

A picturesque community overlooking the banks of the North Saskatchewan River Valley, Bellevue represents one of Edmonton’s oldest and most highly sought-after neighbourhoods. Tucked away among other popular Central Northeast Edmonton communities (including Highlands, Montrose and Virginia Park), Bellevue sits just a short distance from the Highlands Golf Club, Borden Park, the river valley trail system, and Edmonton’s vibrant city centre.

Did you know? Bellevue is thought to take its name from the French term “beautiful view.” A fitting title for a neighbourhood offering spectacular views of both the river valley and the downtown Edmonton skyline.

Real Estate and Homes For Sale in Bellevue

An established community boasting mature trees and plenty of charm, Bellevue’s roots can be traced back to the early 1900s. Residential development within the area was mostly complete by the 1950s, with single-family homes accounting for most home styles in the area. Pre and post-war bungalows are especially popular in Bellevue, offering an average of two to three bedrooms and a near-perfect blend of old-world character and modern upgrades.

Due to the neighbourhood’s fantastic location, Bellevue is also seeing an increased number of infill homes. Despite their contemporary status, however, many of these newer properties mirror the architectural style of older homes in the community.

While detached homes account for over 80% of dwellings, Bellevue does offer some attached and semi-detached home options, including a small number of low-rise apartment-style condos.

Did you know? Consisting of only 50 hectares, Bellevue is considered small compared to the average Edmonton neighbourhood. However, the community was considerably larger prior to the construction of the Capilano Freeway (now Wayne Gretzky Drive) in 1969.

Thanks to the community’s proximity to city centre, Belleview residents enjoy having quick and convenient access to Edmonton’s trendiest downtown amenities – including the many shops, services and eateries of famous Jasper Ave. But that’s not all; Bellevue also sits within a short distance of Edmonton Northlands and the Edmonton Expo Centre, each hosting some of Edmonton’s most highly anticipated events (K-Days, sporting events, galas, concerts, conferences and the city’s largest trade shows).

Commonwealth Stadium, home to the Edmonton Elks, can also be found six-minutes away in the neighbouring community of McCauley.

Did you know? Formerly known as the Edmonton Exhibition Association, Edmonton Northlands was formed in 1879. Operating as both an agricultural society and commissioner of local events, Northlands opened the Northlands Coliseum (Rexall Place) in 1974. Unfortunately, the iconic building (and former home of the Edmonton Oilers) was closed on January 1st, 2018.

An Outdoor Lover’s Delight

Ideal for active homeowners, Bellevue is celebrated for its proximity to parks, open green spaces, and outdoor recreation facilities. Most notably, the community overlooks the River Valley Highlands, offering residents direct access to the Highlands Golf Club as well as a vast network of walking trails and bike paths.

A large school and park site can be found in the community’s northern end, which includes the Eastglen Leisure Centre, a walking track, community playground and curling club. The Bellevue Community League is also situated in the adjoining neighbourhood of Virginia Park and oversees several family-friendly events such as kids’ clubs, games nights, block parties, seasonal festivals and more.

A Streamlined Commute

Bellevue is bounded by Wayne Gretzky Drive to the west, 118th Ave to the north, 67th Street to the east and the North Saskatchewan River Valley to the south. Wayne Gretzky Drive is particularly convenient for residents looking to access the greater City of Edmonton, connecting with major thoroughfares such as Yellowhead Trail, Baseline Road (101 Ave), Whyte Ave (Sherwood Park Fwy) and Whitemud Drive.

112th Ave, which passes through the southern portion of the neighbourhood, provides a direct commute to city centre via adjoining 97th Street – allowing residents to reach Edmonton’s downtown core in ten minutes or less.

Bellevue remains somewhat walkable, as most errands can be accomplished on foot. Additionally, the area boasts convenient access to public transit, with many options available throughout the community. Edmonton’s Capital LRT line can be reached in under 5 minutes, with the Stadium LRT Park and Ride station also accessible via 112th Ave.

Did you know? Edmonton’s future Capital LRT line expansion will see Capital LRT line service extended from Century Park to Ellerslie Road.
