Northeast Edmonton remains one of the city’s most popular districts among home buyers – and it’s not hard to see why! Home to some of the most affordable real estate opportunities in the capital region, this highly desirable area offers reasonably priced home styles, paired with some of the best amenities the City of Edmonton has to offer.

Balwin

Average Listing Price: $296,000

Minimum Listing Price: $87,000

Maximum Listing Price: $750,000

First established in the early 1900s, Balwin is a highly accessible community bordered by Fort Road, the Yellowhead Highway and 82nd Ave. As a result of its mature status, the neighbourhood is characterized by tree-lined streets and proximity to several established amenities, including schools, parks and shopping centres.

Single-family homes are the predominant home style in Balwin, the majority having been constructed between the end of WWII and 1980. Though older, many of these detached units offer plenty of character, paired with large lots and modern upgrades. The community also provides convenient access to the Capital LRT line, the north Anthony Henday, Yellowhead Trail and Wayne Gretzky Drive.

Evergreen

Evergreen is a manufactured home community nestled between the northeast Anthony Henday and the North Saskatchewan River. Tight-knit and family-oriented, this amenity-friendly neighbourhood allows home buyers to purchase their own single-family home for a fraction of the cost of a site-built home.
