About Southwest Edmonton 

Southwest Edmonton is defined by Edmonton city limits to the west and south, the North Saskatchewan River to the north and Gateway Boulevard to the east. A handful of established neighbourhoods located near the University of Alberta (including Windsor Park, Garneau, McKernan, etc.) may also be referred to as Southwest Central but are still encompassed by greater Southwest Edmonton boundaries.

Many of these older neighbourhoods were a part of the former City of Strathcona, which amalgamated with Edmonton in 1912. As such, they represent some of Southwest Edmonton’s most mature communities, noted for their rich history and old-world charm.

Over the years, Southwest Edmonton has expanded to include over four dozen neighbourhoods, each of which remain truly distinct in terms of character, home styles, location and amenities.

Heritage Valley

Southwest Edmonton’s Heritage Valley district is composed entirely of newer communities. With most homes constructed after 2005, the area offers no shortage of modern properties across various price points. Many neighbourhoods within the district, such as Desrochers, Chapelle and Graydon Hill, are still undergoing development, providing the perfect opportunity to either buy or build a new construction home in a flourishing community.

Contemporary single-family homes remain the predominant home style in Heritage Valley. There are also a vast number of apartment-style condos, duplexes and townhomes to choose from – especially in the area’s developing neighbourhoods.

Despite being a young district, Heritage Valley is equipped with multiple family-friendly amenities, including several schools and shopping districts. Ellerslie Road, which transects the area to the north, is also known for its many big-box retailers, restaurants, coffee shops and more. Kaskitayo

Southwest Edmonton’s Kaskitayo district is defined by the Blackmud Creek Ravine to the west, 34th Ave to the north, Highway 2 (Calgary Trail) to the east and the Anthony Henday to the south. Thanks to its excellent location, the established neighbourhoods within Kaskitayo offer convenient access to the greater City of Edmonton while maintaining a semi-secluded atmosphere.

Single-family homes reign supreme in the area, consisting mainly of front-attached models built between the 1970s and early 2000s. Ideal for growing families, these homes typically feature a minimum of four bedrooms and bathrooms, large yards, modern upgrades and, in some cases, ravine views. Although less common, a small number of townhomes and duplexes (both renovated and recently built) can also be found throughout.

Striking the perfect balance between natural and commercial amenities, Kaskitayo residents enjoy having everything they need within arms’ reach. In addition to the beautiful Blackmud Creek Ravine, the district includes a vast number of pocket parks and playgrounds, many of which feature a local school. Recreation venues, shops, services and restaurants can all be found along bisecting 23rd Ave, and downtown Edmonton reached in less than 20-minutes via nearby Gateway Boulevard.

Greenfield

Greenfield is a mature Southwest Edmonton district bounded by the Whitemud Creek Ravine to the West, Whitemud Drive to the north, Calgary Trail to the east and 34th Ave to the south. While Greenfield is the official title, many residents refer to the area as Petrolia, thought to be based on a local mall of the same name.

Home styles in Greenfield consist mainly of single-family homes constructed in the 1970s. Despite being a bit older, these detached two-storey homes and bungalows feature large lots and modern upgrades. Tree-lined streets, mature landscaping and quiet cul-de-sacs also add to the appeal. Other home styles can be found across Greenfield’s many diverse neighbourhoods, including townhomes, condos and a few duplexes. Infill homes are also becoming increasingly prevalent. 

In addition to a centrally located mall (featuring grocery store, daycare, pub and miscellaneous services), Greenfield amenities include several schools, pocket parks and convenient nearby commuter roads such as 111th Street and Highway 2.

Riverbend

Aptly named, Southwest Edmonton’s Riverbend district is located immediately east of the North Saskatchewan River. It’s also considered one of the most highly sought-after districts in the capital region – and it’s not hard to see why! Tucked between the river valley and the Whitemud Creek Ravine, this unique collective of communities offers breathtaking views, beautiful homes and proximity to many of Southwest Edmonton’s best amenities.

Divided into “old” and “new” Riverbend, this Southwest Edmonton district offers a wide variety of home styles. Old Riverbend, located west of Terwillegar Drive, features a broad range of single-family homes varying from luxury estates to updated bungalows built in the 1970s. East of Terwillegar Drive (new Riverbend), detached homes are equally diverse yet more recently constructed. The area also boasts a large number of affordable condos throughout, with emphasis on low-maintenance townhomes.

Terwillegar Heights 

Terwillegar Heights is a newer residential area bounded by the Anthony Henday to the west and south and the Whitemud Creek Ravine to the east. Established in the early 1990s, the district consists of seven neighbourhoods, each offering its own unique home styles and charm.

Real estate opportunities in Terwillegar Heights include everything from modern apartment-style condos, duplexes, townhomes and single-family homes, which are the predominant home style in the area. Due to the district’s proximity to desirable Southwest Edmonton amenities such as schools, shopping and the Whitemud Creek Ravine, home prices in the area tend to be a little higher. These include a large number of luxury properties and estate homes, especially in high-end communities such as Magrath Heights.

Schools, shops, services, parks and walking trails aren’t the only amenities that make Terwillegar Heights such an extraordinary place to live, however.

Windermere 

Windermere remains one of the most popular residential areas in the greater City of Edmonton. Still under development, this up-and-coming district is home to some of Southwest Edmonton’s newest neighbourhoods, complemented by an extensive selection of family-friendly amenities and contemporary homes.

Like most other Southwest Edmonton neighbourhoods, single-family homes remain the dominant home style in the Windermere area. These include front-attached homes, laned models and luxury properties (some of which offer exclusive golf course views) built after 2005, as well as brand-new construction properties. 

Several recently built schools can be found around Windermere, with additional educational opportunities planned for the future. The district also houses the Currents of Windermere, a large shopping hub featuring restaurants, retailers, services and a premier VIP movie theatre.
