Cloverdale is a beautiful riverside community situated less than five minutes from Edmonton’s downtown core. Thanks to its fantastic location, this popular neighbourhood offers residents the best of both worlds when it comes to desirable outdoor amenities (i.e., the river valley trail system) and convenient access to the city centre.

Did you know? Cloverdale was once known as “Gallagher Flats,” named after Cornelius Gallagher who later become the third mayor of Edmonton. Cloverdale was renamed sometime in the 1930s for pioneer Thomas H. Clover.  

Cloverdale Real Estate

Cloverdale offers a small-town vibe and an eclectic array of home styles. Single-family homes are the predominant housing type in the area (accounting for just under half of all real estate), making the community ideal for young families.

Many of Cloverdale’s older homes, built before 1940, still stand today, offering great character and charm offset by modern upgrades. That being said, residential development in Cloverdale has continued on and off over the last century, with older properties giving way to modern new infill homes.

Following single-family homes, low-rise apartments and townhomes are prevalent in Cloverdale. Due to the area’s desirable location, condo prices tend to be slightly higher than in other parts of the city. With downtown Edmonton just a stone’s throw away, Cloverdale homeowners can access city-centre amenities quickly and easily. Not only does this include the many cafes, restaurants, bars and pubs of Jasper Ave, but also many of the city’s best-known entertainment venues, including Rogers Place and the Edmonton Convention Centre. Edmonton City Center mall, featuring over 170 shops and services, is also located in the heart of downtown.

Cloverdale residents enjoy having Edmonton’s best outdoor amenities in their own backyard. For starters, the community provides convenient access to the many walking and cycling paths of the greater North Saskatchewan River Valley. Cloverdale is also home to The Muttart Conservatory, Henrietta Muir Edwards Park, the Edmonton Ski Club (with six ski runs), Accidental Beach and Gallagher Park – the site of Edmonton’s annual Folk Festival.

First established in 1920, the Cloverdale Community League remains an integral part of the community. From crib and pub nights to arts and crafts clubs, the league holds a broad range of activities and events for residents throughout the year.

Families living in Cloverdale can choose from a variety of schooling options located in the surrounding neighbourhoods. These include public and Catholic opportunities for children of all ages as well as private schools, language immersion programs, sports academies and more. The University of Alberta also sits less than a 10-minute drive to the southwest.

Did you know? Folk Fest isn’t all Gallagher Park is known for. Not only does it offer some amazing views of Edmonton’s city skyline, but it’s also reputed to have one of the best tobogganing hills in the capital region.

Getting From Here to There

Cloverdale is bounded by the North Saskatchewan River to the north, 84th/85th Street to the east, Strathearn Drive to the southeast and Connors Road west/southwest. The community is also bisected by 98th Ave, leading directly to 109th Street and Wayne Gretzky Drive, before branching off into 101st Ave/Baseline Road.

Connors Road leads directly to Edmonton’s downtown core and southeast towards 82nd Ave, providing excellent access to both the city centre, Whyte Ave and greater south Edmonton. Cloverdale also offers convenient access to public transit, including Edmonton’s LRT system, located along Jasper Ave.

Did you know? Edmonton’s Low Level Bridge, which defines Cloverdale’s northwestern corner, was constructed in 1902 to carry the Edmonton, Pacific and Yukon Railway. Edmonton’s streetcar system also operated along the bridge from 1908 to 1938, after which the streetcar tracks were removed to accommodate trolley buses from 1939 until 1965.
