Situated just a stone’s throw away from city centre, Riverdale remains one of Edmonton’s most beloved (and beautiful) neighbourhoods. Praised for its unique location, mature trees, proximity to amenities and diverse home styles, Riverdale offers home buyers the distinct character and charm only an established riverside community can provide.

Did you know? First settled in the late 1800s, Riverdale was the first industrial suburb of Fort Edmonton and stands as one of the oldest communities in the city (source: Riverdale Community League).

Riverdale Real Estate

As we mentioned above, Riverdale’s unique array of home styles represent one of the many qualities drawing Edmonton home buyers to this exceptional neighbourhood. While most homes in the area were built following the Second World War, Riverdale also hosts a number of turn-of-the-century character properties (several having been built in the early 1900s). These older homes typically feature large lots, ample charm and recent upgrades.

Other single-detached family homes (which account for roughly 40% of Riverdale home styles) consist of everything from renovated post-war bungalows to modern infill properties constructed after 2000. A few luxury homes may also be found scattered throughout.

Despite the popularity of single-family dwellings, condos account for over half of Riverdale’s home styles. Low-rise, apartment-style condos are the predominant form of multi-family housing in the area, followed by townhomes and duplexes. Duplexes are becoming increasingly prevalent as the neighbourhood’s older properties give way to contemporary infill homes.

Average Listing Price: $435,000

Did you know? Riverdale’s industrial roots can be linked back to the early production of brick, coal and lumber. The area was formerly known as “Fraser Flats,” named after the local lumber mill owner.

Fantastic Local Amenities

Thanks to its fantastic location, Riverdale sits within close proximity to some of the best amenities Edmonton has to offer – including the many vibrant shops, services, restaurants and entertainment venues housed in the downtown core. Riverdale also sits just a short distance from the Royal Alexandra Hospital, clinics and health services, grocers and much more:

Other popular amenities in the area include:

Did you know? Riverdale’s Little Brick Café and General Store was once the home of J.B. Little, owner of the area’s original brickyard which provided material to the many historical buildings we see around Edmonton today. Built in 1903, the former residence has now been transformed into one of the city’s most celebrated cafes.

Parks and Recreation

Nestled in the heart of the river valley, Riverdale offers no shortage of walking trails, parks, cycling paths and open green spaces. In addition to Louise McKinney Riverfront Park, the community features an active community league which hosts numerous programs, events and neighbourhood initiatives throughout the year.

Did you know? Built almost entirely of brick, Riverdale School stands as a reminder of the community’s early industrial roots. First established as a temporary structure in late 1913, the historic school was later completed in the mid-1920s.

5-Minutes to Downtown

Riverdale is bounded by Connors Road / Jasper Ave to the west, Rowland Road (106th Ave) to the north, and the North Saskatchewan River to the east and south. Although the area remains semi-secluded in its river valley setting, Jasper Ave delivers quick and convenient access to both downtown Edmonton and north Edmonton (including the Yellowhead Highway).

Stony Plain Road (via adjoining 103a/ 104 Ave) also offers streamlined access to west Edmonton, while 106th Ave transects with Wayne Gretzky Drive and 50th Street.

Thanks to its unique location, Riverdale home buyers may find themselves less vehicle dependent, as the area’s many walking and cycling paths provide interconnectivity between the surrounding neighbourhoods. The community is also noted for its many transit opportunities, offering several stops and routes along Jasper Ave. The Stadium LRT (Park and Ride) Station can be found 5-minutes’ drive to the north.
