5 Great Affordable Neighbourhoods in Southeast Edmonton

Southeast Edmonton is known for its fantastic combination of unique communities (both established and new), accessible amenities and diverse array of home styles. If you’re considering calling Southeast Edmonton home, here are five ultra-affordable neighbourhoods to consider.

Larkspur

Located in Southeast Edmonton’s Meadows area, the community of Larkspur is bounded by 24th Street to the west, Whitemud Drive to the north, 17th Street to the east and 38th Ave to the south. A relatively new community situated just east of Mill Woods, development of Larkspur began in the late 1980s and continued well into the mid-2000s.

Larkspur consists of mostly single-family homes (accounting for nearly 90%), with models ranging from upgraded split and bi-level homes and bungalows to two-story front attached and laned properties offering plenty of curb appeal.

Remaining real estate opportunities in the area include generously sized duplexes and apartment-style condos. However, affordability isn’t the only thing drawing people to this popular, family-friendly community. Many homes in the area come equipped with the features and amenities one would expect from a single-family home, including large lots, detached garages, patios and deck spaces, as well as modern finishes and upgrades.

A neighbourhood within a neighbourhood, Maple Ridge also features many of its own local amenities, including a restaurant, two playgrounds, ample open green space, convenience store and gas station, transit stops and an active community league. Several Southeast Edmonton shopping districts also sit just moments away to the south, along with numerous schools, health and medical services, a new recreation centre and much more.

Silver Berry

Silver Berry is defined by 34th Street to the west, Mill Creek to the north, 17th Street to the east and 23rd Ave to the south. A newer community which first began development in the early 2000s, Silver Berry is an amenity-friendly neighbourhood offering growing families everything they need to thrive. This includes vast amounts of open green space, easily accessible shopping amenities, schools, services and, of course, affordable real estate options.

Single-family homes built between 2000 and 2006 account for most home styles in the area. They encompass convenient double front attached garage properties and rear laned models offering multiple bedrooms and bathrooms. Many Silver Berry homes hitting the market have also been renovated to include the latest finishes and features, on par with the expectations of modern Edmonton home buyers.

The area contains a small number of duplexes and townhomes, as well as low-rise apartment-style condos, many of which can be found near the Meadows Recreation Centre and the Market at the Meadows commercial district. Tamarack

A newer addition to Edmonton’s vibrant Southeast end, Tamarack sits bounded by 17th Street to the west and Whitemud Drive to the north. Tamarack’s neighbourhood area structure plan was first approved in 2006, with development continuing in many parts of the community to date. Like all other neighbourhoods located within the Meadows area, Tamarack takes its name from a plant (or tree in this case) native to Edmonton.

Tamarack offers various home styles suitable for first-time home buyers, growing families, downsizers and everything in between. Wild Rose
