Edmonton Community Spotlight: Belle Rive and Mayliewan

Welcome to beautiful Belle Rive and majestic Mayliewan: two highly sought-after neighbourhoods located side by side in northeast Edmonton’s popular Lake District. Developed with active families in mind, both communities are unique in that their design allows residents to enjoy access to the area’s many stormwater lakes via a network of walking paths and bike trails.

Known for their broad selection of detached, single-family properties and proximity to countless amenities, these two all-in-one communities have first-time buyers and growing families eager to call northeast Edmonton home.

Did you know? Like all other communities in Edmonton’s Lake District, Belle Rive and Mayliewan were named after lake descriptions: Belle Rive meaning “beautiful shore” (French) and Mayliewan, “beautiful bay” (Cantonese). 

Single-Family Homes of Every Style and Price Point 

While there are a few roomy duplexes and low-maintenance townhome options available throughout Belle Rive and Mayliewan, single-family homes remain the predominant home style. Development in both areas began in the early 1980s, continuing into the 1990s and onward, leading to a diverse selection of detached real estate choices.

For example, those in search of a single-family home in either community can find everything from budget-friendly single-detached properties (ideal for first-time buyers) to high-end luxury homes with ample square footage and, in many cases, scenic lakeside views.

Single-family dwellings in the area offer, on average, three to four bedrooms and come in a broad range of styles, including spacious two-story homes, quaint bungalows, split and bi-level properties, front and rear detached garage models and everything in between.

Did you know? Edmonton’s Lake District is comprised of eight highly desirable neighbourhoods in total. In addition to Belle Rive and Mayliewan, these include Crystallina Nera, Eaux Claires, Klarvatten, Lago Lindo, Ozerna and Schonsee.

An Abundance of Amenities 

Both communities share a small commercial centre located along 160th Ave and 82nd Street, which features a convenience store and gas station, pharmacy, bakery, medical centre, salons and a variety of other services. 5-minutes to the west sits Namao Centre, a large shopping complex offering various big-box retailers (Canadian Tire, Lowe’s, Shopper’s Drug Mart, etc.), grocers, banking institutions, coffee shops, restaurants and more. Other shops and services can also be found along nearby 97th Street, which leads directly to both North Town Centre and Northgate Centre.

Other amenities in the Belle Rive/Mayliewan area include:

• Clareview Town Centre – Outdoor shopping district hosting a Costco, Wal-Mart, Superstore and more.
• Londonderry Mall – Northeast Edmonton indoor shopping mall including 150+ stores and services.
• Manning Town Centre – Open-air power centre featuring numerous retailers, a variety of eateries, and a movie theatre.
• Skyview Power/North City/ Palisades Centre – Three massive side-by-side shopping districts, also featuring a countless number of shops, services, and restaurants.

Did you know? 

Belle Rive was originally intended to be named “Belle Riva” as a nod to Edmonton’s Italian community. However, the spelling mistake “Belle Rive” was never corrected, and so the neighbourhood remains named today. 

Educational Opportunities 

Families living in either community will have plenty of schools to choose from, including nearby public, Catholic, preschool and Christian options. Belle Rive is home to a local K-9 public school (Florence Hallock) which accommodates elementary to junior high-aged children in both neighbourhoods.

As we mentioned above, both Belle Rive and Mayliewan were developed with active families in mind and are home to numerous stormwater lakes and walking trails. The communities also share a large school park site/open green space located in the northeast corner of Belle Rive known as Poplar Park. In addition to a new playground and ample room to run around, the area also includes a spray park, soccer fields and baseball diamonds.

Residents of Belle Rive are served by the Evansdale and Kilkenny Community Leagues respectively, with both associations offering various sports programs and family-friendly activities throughout the year.

Did you know? Beaumaris Lake is Edmonton’s first and largest stormwater lake. Built in the late 1970s, this man-made body of water maintains a perimeter of 2.5 kilometres and is known to house numerous plant and animal life species. 

Getting From Here to There

Belle Rive and Mayliewan sit bounded by 167th Ave (Castle Downs Road) to the north and 153rd Ave to the south.

97th Street also sits just a short distance to the communities’ west, providing residents with a streamlined commute to Yellowhead Trail, Edmonton’s downtown core (in 20-minutes or less) and the north Anthony Henday. 167th and 153rd also intersect with Manning Drive to the east, transitioning to Fort Road and Wayne Gretzky Drive. Lastly, the neighbourhoods are bisected by 82nd Street, another major thoroughfare leading to the Yellowhead and city centre (Jasper Ave).

While both communities are regarded as car-dependent (most errands will require a vehicle), they are cyclist-friendly and host several transit stops throughout. A number of transit centres can also be found in the surrounding communities, including Clareview LRT and Transit Station.
