Edmonton Community Spotlight: Parkview
March 3, 2021 7:00 amA highly sought-after community known for its mature landscape, scenic river valley setting and proximity to downtown, Parkview represents one of Edmonton’s largest residential neighbourhoods. But tree-lined streets, manicured lots and breathtaking cityscape views aren’t the only qualities drawing Edmonton home buyers to this charming, family-friendly community. Parkview remains in high demand thanks to its vibrant amenities and some of the most beautiful luxury homes west Edmonton has to offer.
Did you know? Parkview was created as a result of two subdivided neighbourhoods, Valleyview and Buena Vista. All three communities were named for the area’s scenic river valley vantage points.
Eclectic Single-Family Homes
Real estate opportunities in Parkview consist predominantly of single-family homes, though there are a few semi-detached homes and apartment-style condos scattered throughout the area. As residential development in Parkview first began just after the Second World War and continued through to the 1960s, the neighbourhood is home to many affordable, detached-single family bungalows featuring plenty of character and new upgrades.
Parkview is also renowned for its large luxury homes of all ages and styles. Modern, luxury infill properties featuring multiple bedrooms, roomy open floor plans and the latest designer features and finishes are becoming increasingly popular in the community due to its desirable location.
Parkview Average Listing Price: $977,000

A centrally located park space housing the local community league can be found within the heart of the neighbourhood. The river valley also borders Parkview’s entire east end, giving residents access to a broad network of walking trails and cycling paths as well as several parks, including Hawrelak Park, MacKinnon Ravine Park, Buena Vista and Sir Wilfrid Laurier Park.

An Excellent Location
Parkview is bordered by 149th Street to the west, scenic Valley View Drive to the north and east and 87th Ave to the south. 149th Street running north/south provides residents streamlined access to several major thoroughfares, including Whitemud Drive, Stony Plain Road (13-minutes to downtown Edmonton) and the Yellowhead Highway.
87th Ave (east/west) connects with 170th and 178th Street (West Edmonton Mall) and the west Anthony Henday as well as 142nd street. 142nd Street transects the neighbourhood of Parkview proper and (like 149th Street) runs north to Stony Plain Road and the Yellowhead.
While Parkview remains primarily car-reliant, several bus routes operate in and around the community. The area is also extremely cyclist-friendly.
Did you know? Parkview’s flat terrain combined with the river valley’s nearby trail systems make it an ideal community for cycling. Both Edmonton’s city centre, the University of Alberta and West Edmonton Mall can be reached in less than half an hour by bike.
