Formerly known as Norwood, Alberta Avenue remains one of Edmonton’s oldest communities – dating back to 1894 when the city was little more than a village of fewer than 1,000 residents. Located just 10-minutes north of the downtown core, this inner-city neighbourhood features mature, tree-lined streets, ample amenities and a broad range of affordable home styles for every taste and budget.

Affordable Home Styles

Due to its mature status, home styles in the Alberta Avenue range in both age and personality. The community is primarily known for its upgraded single-family homes, which include large, two-story properties, rich on character (many of which predate the First World War), quaint pre-and post-WWII bungalows, beautifully designed infill properties and spacious vacant lot opportunities. Contemporary infill homes, in particular, are becoming increasingly popular in the area due to recent neighbourhood improvement initiatives via the City of Edmonton.

Even better, home prices in the neighbourhood remain incredibly affordable, making Alberta Avenue an attractive community for first-time buyers, young couples and families. While the neighbourhood consists mainly of single-family dwellings, there are a few semi-detached options throughout the area.

Alberta Avenue Amenities

Aside from reasonably priced homes and recent revitalization initiatives, Alberta Avenue is highly regarded for its proximity to countless desirable amenities, including schools, shops, services and more. 118th Avenue (also known as Alberta Avenue for which the community was named) bisects the neighbourhood and supports several cafes, restaurants and eateries as well as medical services, and a local bakery.

A large retail and services complex featuring a grocery store, several banks and a pharmacy sits just a moments’ drive to the east, while Kingsway Mall (featuring over 200 stores, restaurants and services), NAIT and the Royal Alexandra Hospital can all be found 5-minutes away to the (south) west.

Alberta Avenue also has a vibrant arts and culture scene known as Arts on the Ave – a not-for-profit organization committed to developing the area into a flourishing arts district. Focused on showcasing the talents of local artists, Arts on the Ave hosts several popular festivals throughout the year and oversees the Carrot Community Arts Coffee House – one of Edmonton’s best independent coffee shops.

Schooling Options

Alberta Avenue is home to one local elementary school and park site (Delton), tucked away in the community’s far northeastern corner. Several other schools, both Catholic and public, remain conveniently within walking distance, just outside the neighbourhood in the immediate surrounding areas.

Alberta Avenue hosts one of the city’s oldest community leagues, offering a wide range of family and community- friendly support and initiatives, (this includes a community garden as well as a variety of outdoor programs and activities). The league has also taken an active role in assisting with the neighbourhood’s revitalization and renewal.

Several pocket parks and open green spaces can be found throughout the neighbourhood, which also features numerous playgrounds (the community league also offers a Summer Playground Program).

An Easy Commute

Alberta Avenue is bounded by 97th Street to the west, 122nd Ave to the north, 89th Street to the east and 111th / 112th Ave to the south. 111th / 112th Ave provides convenient access to both 82nd Street and Wayne Gretzky Drive to the east and 101st Street to the west – running directly into the downtown core. Alberta Avenue residents requiring access to the greater City of Edmonton can reach the Yellowhead Highway via 97th Street (which also runs south to Jasper Avenue, an 8-minute drive away).

Extremely walkable, the community maintains an above-average transit score, with several bus stops throughout. Additionally, the city’s Metro LRT line, which runs from NAIT to the University of Alberta, sits to the neighbourhood’s immediate southwest. The Capital LRT line, running north to Clareview and south to Century Park, can be found towards the immediate southeast.
