De-Clutter  

Clutter doesn’t just make your home look messy, it look smaller. Go through every room, cupboard, and closet (buyers WILL look) and remove items you’re not currently using or no longer need such as old clothes, seasonal items, storage totes and containers etc. Organize your cupboards and pantry, clean out junk drawers and be sure to clear floor and countertop space wherever possible.  

De-Personalize 

Like clutter, personal items are a distraction that makes it harder for buyers to see themselves living in your home. Make a point to swap out family photos, personal mementos and knickknacks in favour of a colourful print, a few candles or a vase of flowers.   

Clean EVERYTHING 

A clean home is a cared-for home – and that’s exactly what potential buyers want to see. This means cleaning every nook and cranny, including cupboard and closet interiors, carpets, walls, windows and baseboards (we recommend using a home cleaning checklist to help).  

Create Curb Appeal  

Your home’s exterior is the first thing buyers see when they arrive and the last thing they see before they leave. Make sure it looks good! This means ensuring the lawn is cut and weed free, hedges and bushes are pruned and the yard is clear of garbage and other debris. We also recommend adding a few potted plants or flowers and, if needed, pressure washing the porch, siding, walkways and windows.

Although wall repairs and painting can be time-consuming, they’re a surefire way to make your home look clean and well-maintained – creating a good first impression for buyers. You’ll also want to consider painting over any brightly coloured feature walls as they can be off-putting (we recommend going with neutral shades such as light greys, beiges and whites).

Light and Bright 

Good lighting is essential for showcasing a room’s potential. Be sure to keep the blinds or curtains open and check that all the lights are working (no burnt out bulbs)! If possible, use warmer coloured bulbs in lamps and fixtures as they tend to make a room feel more relaxed (vs stark bright white). Experts also recommend adding mirrors to your décor. They look great and can make any space feel bigger, lighter and brighter.  

Inviting Smells 

Pets, food, and waste can all contribute to lingering smells within your home. Be sure to neutralize these “smelly” areas and create a pleasant aroma for buyers with the subtle use of air fresheners, room sprays or diffusers.
